Location: Katherine

Sale price: $12.8 million

Heytesbury Pastoral Company has added to its extensive Northern Territory holdings, acquiring Carbeen Park near Katherine for $12.8 million.

Spanning 7,390ha, the freehold property came with a 750-megalitre annual water extraction licence from the Katherine River.

Previously owned by businessman Henry Lui, who purchased it in 2021 for $8.8 million, Carbeen was marketed as prime agricultural land suitable for horticulture, cropping, hay production, and pasture.

However, Heytesbury Pastoral, owned by the Holmes à Court family, has a different vision for the property.

The company, which operates six major cattle stations across the NT and Western Australia's Kimberley region—including the renowned Victoria River Downs—plans to focus on livestock production.

Elders agent Alison Ross handled the sale of Carbeen Park, which is located about 350km from Darwin Port.

Other features include a 5000-head feedlot, which was previously a staging ground for NT cattle destined for export.

The property also boasts a rich history, having been owned by legendary US cattleman John Quintana and, before him, NT pastoral and transport pioneer Noel Buntine, who built a race track still visible today.

Rabobank cuts rural loan rates as input costs remain high

Rabobank Australia will lower the variable base rate on its rural loans by 0.25% from the end of February.

The move comes after the Reserve Bank of Australia last week cut 25 basis points from the official cash rate, lowering it to 4.10 per cent.

Rabobank Group Executive for Country Banking Australia, Marcel van Doremaele, said the bank was pleased to pass on the full reduction to its rural lending clients.

“We are pleased to be in a position to pass on the full official cash rate reduction to our rural lending clients at this time,” he said.

“It will be a welcome reduction in costs, particularly when primary producers are still facing a relatively high-cost environment in terms of inputs, such as fertilisers, farm chemicals, fuel and freight.”

While loan rates are decreasing, Rabobank has opted not to pass on the full 0.25% cut to a number of its deposit products after reviewing its deposits business.

“While our variable rate and shorter-tenure term deposit rates are reducing, some of our longer-tenure term deposits are in fact increasing,” Mr van Doremaele said.

A well-positioned and highly versatile farming property along the Macquarie River in NSW has hit the market, offering a mix of flood irrigation and dryland farming with significant expansion potential.

‘Yuronah’, a 547ha holding located 17km north of Trangie, boasts excellent water security, with 86% of the land arable.

The property includes 274ha of dryland farming and 196ha of flood irrigation, with the opportunity to expand irrigation to an additional 200ha.

Its water resources include 2.4km of Macquarie River frontage, a three-phase extraction pump, head ditches, tail drains, and a 10-hectare reservoir.

Additional water security comes from two stock and domestic bores, Greenhide Creek, and an annual average rainfall of 495mm.

LAWD Sales Executive Mark Mudford said the property is expected to attract strong interest, with price expectations exceeding $4 million.

“Yuronah offers an established flood irrigation and dryland operation with the foundations to expand, and is conveniently situated within the cotton, cereals and cropping hub of the Macquarie River catchment,” Mr Mudford said.

“The property would suit local purchasers looking to enlarge their current operation, or dryland and grazing farming families seeking the security of flood irrigation, or downsizers who desire a quieter lifestyle with Macquarie River frontage.”

Yuronah also features a recently renovated four-bedroom homestead set in lush gardens by the river, with modern bathrooms, a contemporary kitchen, and multiple entertaining areas.

The property is well connected to key agricultural infrastructure, with cotton and grain receival facilities nearby and a major livestock selling centre in Dubbo.

Yuronah, located at 1389 Wambianna Road, Gin Gin, NSW, is for sale via Expressions of Interest, closing at 12pm (AEDT) on March 20.
