The 40,236ha ‘Boanbirra Aggregation’ located 45km south west of Bollon in south west Queensland, has been listed for expression of interest by veteran grazier and renowned 10-goal polo player Sinclair Hill.

The three-property aggregation comprises of ‘Boanbirra’(18,563ha), ‘Donna Downs’ (10,872ha) and ‘Fernlee’ (10,764ha), all featuring extensive water infrastructure, productive pastures and fully exclusion fenced.

The ‘Boanbirra Aggregation’ is the final lot to be sold from a portfolio of 16, including the NSW properties, ‘Terlings’ and ‘Dundenoon’ near Moree, and ‘Berwicks’ at Willow Tree, which are held by Mr Hill’s daughter Carina and husband Ed Shannon.

The sale of the aggregation also includes the opportunity to purchase 10,000 Dorper ewes, existing plant and machinery and commercial quantities of feral goats, according to the Queensland Country Life.

The holding is best suited to support cattle, sheep, and goat breeding and fattening, with a carrying capacity of 35,000DSE comprising a dorper flock and rangeland goat harvesting.

The property has held 15,000 dorper ewes and lambs, and agistment cattle when seasonal conditions are favourable.

The aggregation is fully exclusion fenced and divided into 14 main Dorper proof grazing paddocks.

The land balance consists of buffel, mitchell, flinders grasses and herbages, with the capacity to respond to winter and summer rainfall.

The operational infrastructure includes a shearing shed, machinery sheds, workshop, storage sheds, sheep/goat and cattle yards as well as multiple residences on all properties.

The 'Boanbirra Aggregation' is being sold through an expressions of interest process through LAWD, which closes on May 8.

$6.5m plus for Tenterfield Wagyu backgrounder

Mixed farming property ‘Bald Rock,’ located 22km southeast of Tenterfield, has entered the market with a price guide of $6.5m plus. The property is offered for sale due to the dissolution of a business partnership.

The 947ha property has operated for backgrounding steers through to export feeder weights, with a history of producing quality weaners from a 450 cow Wagyu breeding herd.

With access to several major feedlots, saleyards, and abattoirs, the property is recognised as a notable location within the tightly held New England region.

The property’s undulating, cleared grasslands alongside solid water security have proven essential to the reliable and low-input productivity of the holding.

The current owners have invested in enhancing the water system which now sees pure spring-fed water reticulated to trough sites situated throughout the property's 32 main grazing paddocks, allowing for further paddock subdivision enhancing rotational grazing practices.

Additional investments have been made in the initial carbon starter reporting, in addition to water infrastructure development. These investments have been made for potential additional income advancements for the new owner.

The main homestead has four-bedrooms, a large open plan living and dining area with wide verandas and a tennis court.

The second home has two-bedrooms and is an “ideal managers residence” or house to a second family.

Other notable infrastructure includes well-appointed cattle yards, sheds, and outbuildings as well as a decommissioned orchard of Apple and Cherry trees.

 Gooloogong trio good to go for an average price of $13,660/ha

Three properties, totalling 527ha, in the Lachlan River region of NSW are scheduled to be auctioned under one family estate for an estimated $7.2m.

The estate’s portfolio includes ‘Binda’ 192ha, ‘Greta & Rosedale’ 276ha, and ‘Wilga’ 59ha. The properties are held by the Idiens family.

‘Binda’ 192ha has as estimated price of $3.5m ($18,230/ha). Located 30 minutes from Cowra, the property has 4.4km of frontage to the Lachlan River, with alluvial river flats and 120ha of flood free, irrigatable country. It has a 600-unit alluvial ground water irrigation entitlement and irrigation bore allowing for significant livestock fattening ability.

Notable structural features of the property include a new telemetry-compliant electronic irrigation meter, steel cattle yards, crush and loading ramp and a 130,000L concrete tank.

‘Greta & Rosedale’ spans 276ha and has been regarded by the family as one of the most esteemed parcels within their ownership. The property is located 30km west of Canowindra and 40km north-west of Cowra and is anticipating a price nearing $3m.

The property offers all-arable farmable paddocks, with mixed native grasses and improved Phalaris/Clover pastures. The property has been rotationally farmed for cereal grain and fodder crops, supplying fodder to a dairy.

Notable structural features of the property include two machinery sheds (one of which is half hay), shearing shed with adjoining sheep yards and two ‘basic’ homes.

‘Wilga’ 59ha is anticipating a price nearing $700,000 based on market feedback. The property has high quality alluvial creek loam farming country, with established lucerne. The property’s lucerne flats have been utilised for dairy fodder this year.

Wilga has 1km of frontage to Kangarooby Creek, with town water connected to livestock troughs and to a 7,000L holding tank. Other significant infrastructure includes six main paddocks, 50T flat bottom grain storage, as well as portable sheep yards with sealed road and all-weather access.

$4m Wee Waa cattle enterprise with Water  

‘Bungawirra’ 1387ha “versatile & well-developed cattle enterprise” has been listed for $2,963/ha with a price guide of $4.1m.

Located 53km south of Wee Waa & 87km south west of Narrabri, the holding includes 460ha of dryland cultivation, 540ha of open arable grazing country, 42ha of premier digit pastures, in addition to 20ha of dedicated to irrigation.

The level country includes pastures ranging from red loams originally timbered with carbeen, belah & box through to areas of brown & black loam soils originally timbered with belah, brigalow, boonery & box.

Water is key attribute of the property with notable irrigation infrastructure including a 75ML storage dam and PTO driven pump with a 25ML/day capacity drawing from Keelimore Creek.

A two-cylinder diesel motor supplies water from the storage to 13 hydrants/risers where a travelling spray irrigator is used to irrigate forage & fodder crops.
