Northern Territory cattle station, ‘Murray Downs’, located in the Lower Barkly Downs, region is being offered for sale on a walk-in walk-out basis with a price expectation of $40m.
Filipino businessman and property developer Romeo Roxas is selling the 559,000-hectare cattle station after nearly 10 years of ownership, through his entity, Australian Green Properties.
‘Murray Downs’ station is expected to fetch around $40m, according to The Weekly Times.
Purchased by Australian Green Properties in 2015, ‘Murray Downs’ has undergone extensive water, fencing and structural improvements, now carrying a 10,000 head Santa Gertrudis breeding herd, which is offered as part of the listing.
Notable infrastructure includes 70km of new laneway system, along with 310km of new barb wire fencing completed over the past two years.
Further improvements include new 4,000-head ProWay yards and five-way draft and double overhead cattle loading ramp, to be erected in the coming months.
An extensive list of station plant available with the property includes a road train, Cessna 172 airplane as well as two graders.

The sale price is currently undisclosed. However, it is believed the property was sold within its expected range of $7.9-$8.4m, equating to over $92,000/ha, according to The Weekly Times.
The property is suitable to both grazing and cropping, traditionally running a 60-head beef cattle herd. However, is also suited to prime lamb, canola and hay production.

Wee Waa farming and irrigation property fetches $7.8m at auction

A Namoi River farming and irrigation property ‘Molleen’ has sold at auction for $7.8m, which equates to $12,342/ha ($4997/acre).
Located 2km south-west of Wee Waa, the property was offered by MH Premium Farms. The sale included $1.65m in water allocations as well as a 468ha wheat crop sown in April.
The water entitlements involved 202ML of Lower Namoi ground water with 606ML in account, and 193.1ML of Lower Namoi regulated supplementary B class river water.
The property has 257ha of flood irrigation and 211ha of dryland farming, with 600ML of on-farm water storage.

12,000ha Nymagee property changes hands post online auction

‘Shearlegs’, a 12,253ha property located 50km south of Cobar, has made $2.5m post auction, conducted by Nutrien Harcourts and interfaced online through AuctionsPlus.
Owned for more than 20 years by the Wilson family of the Albury region, the property has historically functioned as a Merino sheep breeding operation, carrying 2,500 breeder ewes and seasonally run cattle.
With 650ha (1,600ac) of the property fallowed at the end of 2023, the property holds ample opportunity for further pasture development.
The property’s pasture profile includes a variety of Copper Burr, Spear Grass, Triefoil and variety of seasonal herbages. The property is supported by soft red loam soils, to semi open Rosewood, Pine, Wilga, with areas of Belah.
