$5 million for a fisherman's paradise in the high country

After fifty years, the owners of Dixieland, a 940 hectare grazing and fly fishing property in the little town of Adaminaby in the Snowy Mountains, have sold for over $5 million dollars.

The slice of Snowy Mountain grazing land boasts several kilometres of lake and dam shoreline including over six kilometres of Murrumbidgee River frontage.

In fact, it has played host to several NSW and national fly fishing championships.

There are over nine dams on the property collectively called the Caddigat Lakes, one of the largest networks of trout lakes in the region.

Located half an hour from Cooma, Dixieland is currently carrying 1900 Merinos and has a three bay shearing shed, original homestead and fisherman’s accommodation for budding anglers and adventurers.

“Dixieland was a once in a lifetime property that was the result of years of incredible vision to realise a fisherman's paradise in the high country,” agent Chris Malone said.

“The combination of unique water infrastructure and a thorough auction campaign allowed us to obtain a strong result under competition for such a unique asset.”

The property was also a former trout farm with a current license.

Mr Malone paid tribute to the property’s 88 year old vendor for trusting he and George Southwell of Ray White Rural Canberra and Yass with what was an “emotional decision to sell”.

“We are so pleased for both buyer and seller”.

Co-agent George Southwell says the sale is reflective of the resurgence of the area.

"The Snowy Mountains region is starting to come into its own again and given the exceptional qualities of the country for growing excellent wool and providing consistent income it is not surprising that people are again investing in this part of the world,'' Mr Southwell said.
