Record prices for NSW central tablelands grazing acres

Unbelievable prices per acre are being achieved for farms south of Blayney across the localities of Newbridge, Neville and The Lagoon

Two premier grazing properties at Newbridge sold for a total of $8.95million, continuing a run of record prices achieved in the central tablelands.

The individual sales of “Rosemount” and “Haddon Park” on Bundaleer Road by Ray White Emms Mooney agents Stewart Murphy and Sam D’Arcy were conducted on behalf of the well-known Stonestreet family, who have owned the land for generations.

The 602 acres at “Rosemount” sold for $4million at auction, while the 605 acres at “Haddon Park” sold for $4.95million, achieving around $8200 per acre.

“Central tablelands grazing country is attracting serious interest from locals, particularly neighbours, and rural landholders from around the state,” Stewart said.

“The two properties achieved exceptional prices, with Haddon Park benefitting from competing neighbour interest,” he added.

“The farming district south of Blayney is enjoying a trifecta of factors resulting in record-breaking prices: cheap money, commodity prices through the roof and two good seasons back to back.

“This area is tightly held - families hold their properties here for decades - so when we bring a property to market, particularly in these conditions, the competition from neighbours to acquire the land is fierce.”

Auctioneer Stephen Nell said the pace of bids felt more like he was selling cattle in the saleyards.

A few months ago, the 1486 acres on “Baldoon” at Neville, which had only changed hands three times in 160 years, sold for $13.225m, achieving a district record of $8900acres. Nearby Silvia Vale at The Lagoon sold for $12.4million for the 2066 acres.
