$25m plus tipped for Willow Tree’s ‘Miller Creek Station’

Willow Tree district property “Millers Creek Station” is a highly productive grazing and mixed farming enterprise located at the foothills of the Liverpool Range.

Tipped to sell for more than $25 million through an Expressions of Interest process, the property is considered to be one of the largest in the district.

The property was purchased by the late Harry Evans in 1966, and has been held by the same family for 58 years.

“Millers Creek Station” includes the entire head of the ‘Millers Creek’ and ‘Little Jacks Creek’ valleys, rising from the valley floor to arable slopes and highly scenic timbered ridges.

The estimated carrying capacity is about 1200 cows and followers plus 316ha dedicated towards cash and fodder crops.

In addition to breeding and fattening cattle, the property is also well suited to sheep and wool production.

The property is situated 27km from Willow Tree, 46km from Quirindi, 44km from Murrurundi and 102km from Tamworth.

Accommodation includes a fully-renovated four-bedroom homestead, guest quarters, four-bedroom manager's house as well as four cottages.

Pioneering Vietnamese pastoralists seek to offload NT station for triple purchase value

Vietnamese owners of “Vermelha Station” in the Northern Territory have put the cattle property on the market, with hopes of tripling what they paid for it eight years ago, according to The Financial Review.

Businessman Pham Nhat Vu paid $18 million for “Vermelha Station” in 2016, the deal included 10,000 head of cattle.

Pham Nhat Vu is the brother of Vietnam’s richest person, Pham Nhat Vuong, the founder of electric vehicle maker VinFast, who’s estimated worth US$4.1 billion ($6.2 billion), according to Forbes.

His family’s acquisition of "Vermelha Station" was one of the first major investments in Northern Australia’s beef sector by Vietnamese investors.

Under their stewardship, the cattle herd had increased from 10,000 to 15,000 head. This was achieved through significant upgrades to water supply to the 28 paddocks, satellite monitoring system and upgrades of existing infrastructure to support the capacity of “Vermelha Station” to an estimated 16,000 adult equivalents.

The station’s perpetual pastoral lease and a herd of 15,000 mostly Brahman cattle is being offered on a walk-in, walk-out basis. Judy Truong of Darwin Property Group is handling the sale.

 

Walgett block with sown crop listed after 70 years

Offered by the Parkins family for the first time in 70 years "Merrimac" offers an opportunity to acquire a block of the highly-sought after Cryon plain.

The property boasts quality, self-mulching soils located north of the Namoi River and is currently sown with Lancer wheat with the upside of an income stream to the successful purchaser given the current season.

A total of 1,963ha has been sown to Lancer Wheat. Planting began on June, 19 2024 and was completed on the June, 29 2024.

The cropping history for "Merrimac" since 2021 has been wheat on wheat, with the first wheat crop being planted in 1968.

Spray plane efficiency is a notable feature with 7.5km ‘runs’ from the South, diminishing to 5.1km to the North.

Accommodation includes a 1960's construction four-bedroom house.

"Merrimac" is being offered by Expressions of Interest closing October 24, 2024.

Goulburn Valley “custom feed operation” expecting over $25,000/ha

“1350 Ryan Road”, a four-farm aggregation at Lancaster in the Goulburn Valley, 8km east of Kyabram has entered the market. The mixed farming opportunity is highly developed, with infrastructure supporting a range of agricultural pursuits.

With all four farms located within an eight-minute drive, the property is considered “one of the largest in the area”, stocking 6000 head of cattle annually.

The Jackson family purchased the holding four years ago, and were attracted to its climate and prospects for double-cropping and water availability.

It is understood the property is being offered for sale by private treaty, with price expectations of around $10m, equivalent to around $25,190/ha, according to The Weekly Times.

The vendors utilised the property as a dairy operation before moving into custom-feeding beef, mostly Wagyu’s, grazed on dry paddocks with supplementary pellets and hay.
