Property Roundup: Home of ‘Glenmorgan Angus Stud’ for sale

‘Glenmorgan’ spans across 1,119 ha of “blue-chip” New England country, located 12km north of Guyra and 50km north of Armidale. Owned by Nicholas and Karen Morgan, ‘Glenmorgan’ has been the home of the Angus seedstock business Glenmorgan Angus for more than 20 years.

The stud recently dispersed so the owners have made the decision to sell their treasured New England Asset.

The Morgan family relocated from a large cattle operation at Gumlu in north QLD after purchasing ‘Glenmorgan’ in 2002.

Originally Braham breeders, they started their Angus seedstock operation in 2006, with the purchase of 550 high-quality Angus Breeder cows.

Additions to the herd were purchased locally with the bloodlines of Wattletop, Glenavon and Bald Blair, with later purchases of Ardrossan, Hazeldean, Pine Creek and Speriby North.

 

In 2023, the  Glenmorgan Angus stud recorded their top yearling bull sale of $40,000 for Glenmorgan Goalkeeper Man T235 by Sydgen Enhance. The bull was purchased by repeat client Bauhinia Park Angus.

The diverse soil combination across the Morgan’s holdings has been a key selling point behind its “pasture prepared” yearling bulls.

Additionally, the well-developed infrastructure, including extensive fencing, central laneways, internal road access, and subdivision into 80-plus paddocks, is credited for the stud’s high-performance beef operation.

Notable features

The property has a reliable water supply with access to Georges Creek, with internal dams and trough network. The average annual rainfall for the area is 900mm, according to the Bureau of Meteorology (BoM).

With detailed pasture development, extensive shed and livestock handling facilities, the working Infrastructure has been designed and maintained to support efficient farming operations in a low stress environment.

Andrew Starr from Ray White Rural is handling the sale and said, “since the purchase of the property in 2002, the development has been ongoing and continual”.

“Developments have included 19km of dedicated tree lanes, fenced off for a wildlife corridor and windbreak, with an added purpose of two points of exclusion for the stud bulls,” Mr Starr said.

Accommodation includes an historic homestead, manager's home, and a well-maintained cottage, as living quarters for staff.

Five title aggregation listed in New England with renewable energy potential

The 4468ha ‘Runnymede Aggregation’ is sought to attract offers of $20m plus (estimates greater than $4476/ha), due to the highly productive grazing pastures and renewable energy potential.

Located at Yarrowyk, 36km from Uralla and just 42km from Armidale, the aggregation consists of five NSW Northern Tablelands properties; Runnymede, Eureka South, Trida, Stonebrook and Sand Creek, all consolidated by the vendor John Kennedy over the past 20 years.

EDF Renewables is developing a wind farm project ‘Yarrowyk Wind Farm,’ west of Armidale. The Runnymede aggregation sits within the area identified as optimal to generate renewable energy, with the possibility to host nine wind turbines.

The holding is operated as a cattle and grazing enterprise with an estimated carrying capacity of 20,000 DSE.

Water is secured from several sources including 70 permanent and semi-permanent catchments and spring fed dams, dual frontages to several seasonal creeks. The aggregation has one stock and domestic bore, equipped with an electric submersible pump to source four 22,500L supply tanks.

The average annual rainfall is 790mm.

The property sits on granite soils with 160ha of forage sorghum recently sewn, and 364ha of improved pastures including serradella, premier digit grass, Rhodes grass and arrowleaf clover cultivated in 2023.

Infrastructure includes a 9-stand woolshed, sheep and cattle yards, and multiple machinery and hay sheds.

Accommodation includes a three-bedroom homestead, two cottages as well as staff quarters.

The Runnymede aggregation is being sold through an expressions of interest process that closes on April 23. George Barton and Daniel McCulloch of LAWD are handling the sale.

 

4520 ha north-west NSW farming and grazing powerhouse for sale

The large-scale, mixed farming enterprise ‘Warrabone,’ located in northern NSW has entered the market.

The 4520 ha property located 22 km south of Carinda, 37 km north of Quambone, and 80 km from Coonamble. 

The property features dependable grazing pastures on both red and grey soils, currently operating as a beef breeding and fattening enterprise with significant prospect for further cultivation.

‘Warrabone’ has reliable water availability, with 8 large-scale dams, 6 of which are filled via the artesian bore. A solar powered bore pumps water into a V drain, ensuring constant supply of water across large parts of the property.

Additional infrastructure includes 600 head capacity M&M steel cattle yards with a crush, loading ramp as well as multiple larger holding yards.

The property is currently stocked with 350 breeders and their progeny, plus 900 yearling steers. The country has also proven to be well suited to sheep.

Joe Simpson from Elders Dubbo Rural, is handling the sale and said, “there are not many properties where you can find the returns for head per acre on the market today, making it a worthy investment.”

“Warrabone should be highly regarded for its scale, mass feed backed by quality soils, water and the practicality of the block; whether it is run as a semi absentee block or undergo more farming, there is endless potential with already outstanding return.” Mr. Simpson said.

Irrigated property listed for sale in Victoria’s prime beef and dairy region

Located 10 km from Yarram, the 328-ha property situated in the well-regarded Wellington district of South Gippsland, just 170km from Melbourne, has recently re-entered the market.

The property is made up of five titles in a highly sought-after area, with dual frontage to bitumen roads.

The selling agents at LAWD have not disclosed a price for this selling campaign. However, the property was previously listed for $4m several years ago (approximately $12,195/ha).

With productive soil types of black and brown alluvial loams and an average rainfall of 635mm, the property is suited to a range of agricultural pursuits, including beef breeding, fattening or dairy.

The farm features significant expansive irrigation infrastructure, including a center pivot irrigation system.

The property features high-security groundwater entitlements totaling 625 mL, ensuring continuous feed production throughout all seasons.

Further notable infrastructure includes 46 well fenced paddocks, ProWay cattle yards, two machinery sheds, workshop and five-bedroom main residence.

The property is offered for sale through expressions of interest closing on May 1. LAWD is handling the sale through agents Nathan Cleeland and Danny Thomas.
