Tightly-held VIC aggregation up for grabs

A breeding and grazing operation, located in the foothills of the Strathbogie Ranges Shire and renowned for its prime lamb production, the 'Balmullin' aggregation is now on the market.

The property spans 1,551ha and is available for purchase as a whole or in three lots: 'Balmullin' (869ha), 'Berridale' (351ha), and 'Boxwood Park' (331ha).

The aggregation currently supports 15,000 DSE, with improved soil quality, renovated pastures, significant infrastructure, and new fencing.

Key infrastructure includes a state-of-the-art shearing complex, machinery sheds, workshops, hay sheds, and containment areas, all crucial for a large-scale livestock venture.

Situated in the Molka district, 15km northwest of Euroa and 40km south of Shepparton, this tightly held area has enduring appeal. Accommodation includes a fully renovated four-bedroom homestead.

The Kimberley region cattle station, ‘Country Downs’, has entered the market and is described as ‘virtually drought-proof.’

Situated 90km from Broome, the property has a potential carrying capacity of 9,355 cattle units, with 6,500 cattle included in the sale.

Located on the coastal side of the ranges, the property enjoys an average annual rainfall of over 950mm since 1970.

Despite a particularly dry wet season, described as "one of the driest in living memory in the West Kimberley", ‘Country Downs’ has proven to be drought resilient.

Portions of the land are dedicated to pasture improvement and production, with permission to cultivate 233ha for hay production and 17,000ha of improved pastures.

The property has a 2,640,000 ACCU Carbon project conditionally registered and could potentially add 73,000ha, subject to traditional owner approval, increasing its carrying capacity to 13,000 cattle units.

Infrastructure includes an established homestead, cattle yards, ample sheds, and extensive plant and equipment.

The property is being offered for sale by Expressions of Interest closing September 27, 2024. Greg Smith from Elders Real Estate, WA Rural and Metro, is handling the sale.

 

Tassie Coastal grazing block listed after 87 years

‘Rheban’, a historic 3,251ha grazing property on Tasmania's East Coast, is on the market for the first time in 87 years. Located near Orford, it boasts 10km of unspoiled coastline.

The property supports 5,500 sheep and 100 Angus cattle, plus replacements. Water is sourced from Griffiths Creek and the Sandspit River, with a license for irrigation.

Notable improvements include a homestead, three cottages, a shearing shed, stockyards, and historic stone buildings.

Historic ‘Mount Bodangora’ to be auctioned after 130 years

Situated in the Central Western Slopes of NSW, ‘Mount Bodangora’, a historic farming and grazing property, is now up for auction.

Operated by the Lyons family for over 130 years, the property has been used for fine merino wool production, Hereford cattle breeding, and high-yield cropping.

With about 75% of the property arable, it features prime granite-derived soils, including red, grey, and heavy chocolate loams.

The 2023 winter cropping program includes 224ha of wheat and 145ha of canola, with settlement scheduled for March 2025.

The land benefits from a long history of clover and superphosphate applications, resulting in highly productive native and improved pastures supporting Merino sheep and Hereford cattle.

Accommodation includes a four-bedroom homestead and a three-bedroom cottage.

Infrastructure includes machinery sheds, storage sheds, workshop facilities, and 650 tonnes of grain storage capacity in silos.

The property will be auctioned in Sydney on October 11, with Frank Power from Ray White Richardson & Sinclair, Dubbo, handling the sale.
