Sold price: $777,600

A small sheep block with two wind turbines outside of Ballarat has sold for $8,100/acre ($20,005/ha) via online auction, interfaced through AuctionsPlus. The online auction attracted 15 bids and over 1,300 catalogue views.

Located 30km north-west of Ballarat, the holding was marketed as a “rare opportunity to purchase a passive income producing property, whilst running your own farming operation” with the mostly arable country and wind turbines the dominant features.

The property has five main paddocks, two catchment dams, two wind turbines with established tracks providing passive income and has several native plantations providing lovely shelter for livestock.

Toobeah cropping powerhouse listed for sale with significant water entitlements

‘Boongargil’, a large-scale irrigated and dryland cropping opportunity, underpinned by significant water entitlements has entered the market in the tightly-held Goondiwindi region.

The property is located on the northern side of the Macintyre River, 60km west of Goondiwindi.

Comprising a total land area of 4,256ha, of which 1,586ha is developed to irrigation, including centre pivot irrigation (258 ha) and flood irrigation (1,328 ha) as well as dryland cropping (1,814ha) grazing and support land dedicated to the balance.

The property is utilised for the production of cotton, wheat and sorghum in rotation, and has been leased until June 2026 with 2 x 5-year renewal options.

Ipswich cattle and cropping property fetches $9.8m for feedlot tycoon

One of Australia's largest feedlot owners has sold the 872ha ‘Mount Walker’, located just over an hour out of Brisbane, QLD.

The vendor, Charlie Mort of Mort & Co sold the property for $9.8m, with the $/ha equivalent making $11,227/ha.

The bidding opened at $7 million and jumped quickly to $8.5 million where the auction paused. The winning bidder then increased their bid to $9.8 million.

‘Mount Walker’ has eight titles, with 56ha previously used for cultivation, with 13ha under current lucerne cultivation (leased until December).

‘Mount Walker’ also has extensive water holdings for irrigation with an array of underground mains and hydrants. The holdings include four large dams and eight smaller dams with livestock access.

The property supports a variety of Rhodes and native grasses and has a carrying capacity of 480 head.

Operational infrastructure to support the livestock enterprise includes cattle yards and a stock proof boundary fence. Accommodation includes a two-bedroom main residence with an accompanying granny flat.
