Major broadacre cropping portfolio relisted with $250m plus expectations

US-based private equity firm Proterra Investment Partners is aiming for another major return from its Australian agricultural investments by listing a broadacre farming portfolio for over $250 million. The ‘One Tree Portfolio’ consists of 21 properties on the NSW-Queensland border, including:

‘North Star’ aggregation (5,694ha) in northern NSW

‘Umbercollie’ aggregation (7,934ha) near Goondiwindi in southern Queensland

‘Jandowae’ aggregation (9,966ha) in southern Queensland

Over 90% of the aggregation is arable land suitable for growing wheat, barley, chickpeas, canola, and mung beans. Except for 585 hectares of irrigated land at Jandowae, the rest is set up for dryland farming.

This is the second time in two years that Proterra has listed the One Tree Agriculture portfolio.

In 2022, it was offered alongside the 14,425ha ‘Racecourse’ sugarcane portfolio near Mackay and the 4448ha 'Vaucluse' cropping and horticulture aggregation in Tasmania, which was sold to an entity controlled by New Zealand's Spencer family following a $100m deal.

The ‘One Tree’ portfolio benefits from significant improvements including high quality operational infrastructure and substantial grain storage (in excess of 48,500* tonnes combined) as well as multiple options for accommodation.

The ‘One Tree Portfolio’ is being offered for sale by Expressions of Interest closing August 14, 2024.

Over 15,000ha of New England cattle and cropping country up for grabs with the addition of the ‘Staplegrove Aggregation’

The ‘Staplegrove Aggregation’, a large-scale dryland cropping and grazing opportunity situated in the southern end of the NSW, Liverpool Plains has entered the market.

The listing adds to the over 15,000ha of New England region land listed over the past month, including the 1,600ha ‘Dungowan Station’ “Beef and Brewery” enterprise, as well as the 7,400ha ‘Romani’ and 3850ha ‘Glen Alpine Station.

Offered by Michael Norman, the aggregation includes three non-contiguous properties ‘Staplegrove’ (1,714ha), ‘Brenand’ (1,021ha) and ‘Glendower’ (353ha).

 Located 48km from Willow Tree, 103km from Scone and 121km from Tamworth, the aggregation benefits from deep black self-mulching clay soils rising to pockets of chocolate basalt soils, providing the opportunity to grow winter and summer crops (wheat, barley, chickpeas, faba beans, canola, sorghum and cotton).

About 2,200ha has been dedicated to dryland cropping, with 889ha (29%) utilised for grazing.

Operational infrastructure includes cattle yards, workshops, machinery sheds, grain dryer, grain storage totalling 3,800 tonnes and additional operational buildings.

Accommodation options include the ‘Staplegrove’ homestead, ‘Brenand’ cottage, as well as the ‘Glendower’ cottage.

The ‘Staplegrove Aggregation’ is being offered for sale (in-one-line or as separate assests) by a single stage Expression of Interest closing August 15, 2024.

Northern pastoral property movement underway as a well-known WA cattle station hits the market

Succession planning has pushed ‘Kalyeeda Station’, a well-known Derby cattle station onto the market, with offers above $30m likely, as reported by Beef Central.

The station is owned and operated by the extended Camp family, the station sits on the edge of the Great Sandy Desert, 220km southeast of Derby. 

Peter Camp and his wife Cheryl purchased the station 25 years ago, where it was managed by the adjoining properties who had very little infrastructure and without livestock.

The sale of the station will end the Camp family’s 25-year tenure in the Derby region.

Around 8100 mostly Droughtmaster type cattle is believed to be included in the sale, along with extensive plant and equipment.

Notable infrastructure includes 20 bores fitted with remote monitoring ‘Farmbots’ servicing 39 troughs.

Accommodation includes two-houses, one-cottage as well as a staff quarters with 12-bedrooms.

‘Kalyeeda Station’ is listed for sale through a two-stage Expression of Interest campaign, with the first stage closing July 25, 2024.

Inverell mixed farming enterprise to change hands after 54 years

Inverell’s ‘Pindaroi Station’ has been listed for the second time in 54 years.

The property has been listed for sale by Expressions of Interest and is being marketed as one the best “mixed farming properties” in Inverell, suitable as both a cattle and cropping enterprise.

The property has an estimated carrying capacity of 700 breeders in addition to cash cropping, with 149ha of winter forage has been sown alongside 445ha of barley and 495ha fallow for winter crop.

Approximately 80% of the property is watered by reticulation system, with additional access to the permanent Pindaroi Creek. The property benefits from 800ml average annual rainfall.

Improvements include two homes, two shearing sheds, sheep and cattle yards and eight silos with 936 tonnes of grain storage.
