Final pieces of $150 Million Ray Scott Pastoral Portfolio sold in Queensland

The Ray Scott Pastoral Portfolio’s ‘Fairfield Aggregation’ has reached a milestone, with the final two properties sold, bringing the total sale value of the seven-property collection to more than $150 million.

The aggregation, located at Bauhinia, in Central Queensland, covers 29,798ha (73,527 acres) and includes some of the region's most productive grazing land.

The two remaining properties, ‘Carramar’ (6880ha) and ‘Bauhinia Downs’ (2496ha), were passed in at auction on October 2 for $22.5 million and $13.4 million, respectively.

However, both were subsequently sold to a Western Queensland cattle grazing family for undisclosed amounts.

The buyers, two brothers, each acquired one of the properties.

Elders also auctioned the five other properties in October, with the 10,522ha ‘Fairfield Station’ fetching $49 million under the hammer.

It was bought by the Dennis family via their Twin Hills Cattle Company.

They also acquired the 2299ha ‘Ellis Camp’ in negotiations after the auction, with it initially passing in for $10.7 million.

A final sale price has not been disclosed.

The 3237ha ‘Kurrajong Park’, was sold for $26.1 million, while ‘Wongaburra’ (2423ha) fetched $12 million.

The 1911ha Hatari property, initially passed in at $12 million, but was sold post-auction for an undisclosed price, to a local grazing family.

Elders General Manager Farmland Agency and Investments, Mark Barber, said it was rare for such a large number of high-quality properties to come to the market at one time.

“We’re very pleased to have settled on, or have under contract, all of the seven properties of the ‘Fairfield Aggregation’,” he said.

“It’s an exceptionally productive area of Queensland and very tightly held, with very strong neighbours.

“It was an excellent opportunity to acquire good, black soil country in the high rainfall areas of Queensland.”

When Elders listed the property earlier this year, Mr Barber said Ray Scott, who passed away in 2020, had left an “incredible legacy”.

He said the portfolio had been strategically assembled to enable breeding, finishing and fattening of cattle across central Queensland, creating a highly productive, vertically integrated beef production enterprise.

“It’s also beautifully located close to ports and processing facilities,” Mr Barber said.

He said three other properties in the Ray Scott portfolio, the 10,032ha ‘Ingaby’, the 9190ha ‘Echo Hills’ and the 51,940ha ‘Carse O Gowrie’ were all in late stages of negotiation.

Historic Blackwattle Farm listed for $45 million in WA

A rare opportunity has emerged for investors with the listing of ‘Blackwattle Farm’, a 4,620ha agricultural property in Western Australia’s productive Great Southern region, priced at $45 million.

Located at 175 Racecourse Road, Frankland River, the property offers about 3,413ha of arable land supported by the region's abundant annual rainfall.

Raine & Horne Rural WA agent Robert Hamersley has the listing, which is just 5km from Frankland River township and 120km from Albany.

Mr Hamersley said ‘Blackwattle Farm’ was primed for large-scale agricultural operations.

“With premium soil quality, exceptional infrastructure, and heavy annual rainfall, Blackwattle offers a great opportunity for profitable crop and livestock production,” he said.

The property comprises six freehold titles across 12 lots, four brick homes for transitional workers, and a main five-bedroom residence built in 1997.

It also features two shearing sheds, grain storage facilities, and extensive fencing upgrades.

Current operations include 2,000ha rotated between canola and cereal crops, yielding 2.2 and 4.3 tonnes per hectare, respectively.

Mr Hamersley said he’d received solid interest from various buyers due to the farm’s versatility.

“Due to the region’s favourable rainfall, there may be an increasing number of people looking to cultivate crops beyond the traditional wheat-sheep farms or raise cattle,” he noted.

“You can grow a lot of crops or run a lot of stock on it.

“This property is ideal for prime lamb production and can support 20,000 sheep or run 2,000 head of cattle.

“Alternatively, you could implement a mixed farming operation, like the current owners, who are cropping the arable land and then running sheep on the pastures.”

The property, once part of a Blue Gum Managed Investment Scheme, holds historical significance as the former site of the Frankland River Races.

The sale includes the option to negotiate plant and equipment acquisitions.
