The 2655 acre mixed farming enterprise in the extremely tightly held and highly regarded area of Clay Wells has been sold for the first time since 1952.
’Woodlands’ is known for its prime lamb and cattle production primarily its ‘Tuckwood Poll Merino Stud’ sheep.
Owners Jeff Tucker and Maggie Harris-Jones said the time was right to move on.
“We are sad to leave but it’s the right time.”
The property has been held by the Tucker family since 1952.
“We would run 1500 sheep on average, mainely ewes,” Maggie Harris-Jones said.
“The stud sat at around 500, comprising around 400 ewes and 100 rams.”
The four parcels of land which total almost 2700 acres are nestled in the heart of Clay Wells approximately 41 kilometres from Millicent and 45 km from Robe.
The property sold recently for almost $14 million. Selling agent Grant Schubert from Elders Real Estate Robe said there was a lot of interest in the property.
“We had 23 inspections and 15 submissions.”
The property is suited to prime lamb and cattle production with extensive infrastructure. It has areas of scrub and blue gum plantations, two dwellings and extensive yards and sheds. The average annual rainfall at the property is a reliable 600-650mm. Mr Schubert said the interest and price “shows the market is still strong.”
“The real buyers are still out there and are seeking to expand. Rising interest rates are slowing the mum and dad operators but not the big hitters.”
